A current trend in U.S. cities with metropolitan populations between 1.5 million and 3 million, is an increase in urban, High Rise development. According to the March 12, 2005 edition of SalesTraq, a Las Vegas based data service, a statement was made that four years ago, 1 % of new homes for sale were midrise or highrise. It's pretty obvious that highrises, midrises and even the condo-conversions in Las Vegas are sweeping the real estate market.
Because of the significant increase in land values the development of low and mid rise projects does not provide the density for developers to earn an adequate return on their investments. Previous success of High Rise developments such as the Turnberry Towers, shows a strong demand for luxury High Rise living for many reasons. The demand comes from local residents as well as Americans from other cities who want a second home in the entertainment center of the world. Entertainers and executives from the local resorts want to live close to their place of employment. Athletes and corporate owners, as well foreign visitors look for luxury and High Rise condos for tax deductions and investment purposes.
Many projects offer rental pools as a feature to attract investors. Owners are allowed to rent out their units, like hotel rooms, when the owners are not in town. This is significant to investors, even though Las Vegas has the largest concentration of hotel rooms in the world. With over 130,000 rooms, vacancy rates are low and room rates are high during peak times. This is true especially during major conventions, New Year's Holiday, and Super Bowl weekend. Any weekend in Spring through Fall typically has high rental rates and minimal vacancies. Panorama Towers Hi Rise (above) will feature four 30-story towers, each with more than 300 units. Suites range from 700 to 4,400 square feet, all offering 10-foot-high ceilings that accentuate the lofty high-rise lifestyle. Located on Industrial, Panorama Towers will be just across the road from the famed Las Vegas Strip. The first and second towers are scheduled to be completed in July and November, 2006. Panorama North is entirely reserved and sales for Panorama South are currently underway.

Boca Park is a mid-rise project located at the South end of Las Vegas Boulevard near the new Southcoast Casino. The ICON High Rise CANCELLED) - Related Las Vegas LLC called off its "Icon Las Vegas" project in January, 2006 due to escalating construction costs. The $325 million, 514-unit development consisted of two, 48-story, glass-and-concrete towers with residences costing from $526 per sq. ft. to $1,360 per sq ft. The Icon Project was nearly sold out when the project was cancelled. The company cited a six-month delay from a lawsuit filed by an adjacent project that complained of obstructed views and emergency vehicle easements. Although this case was settled, the President of Related, Marty Burger, stated that during the time it took to resolve the lawsuit, construction prices increased so drastically that it would be impossible to build the Icon at the initial pricing.
Ivana Tower (CANCELLED...LAND NOW FOR SALE) - Once home to the Holy Cow Brew Pub, at the northeast corner of Sahara and Las Vegas Boulevard. The Ivana project was formerly the Summit.

Las Vegas Central High Rise - Bruce Langson is pushing ahead with the 1,000-unit Las Vegas Central condominium project--but happily admits "we got lucky when the Federal Aviation Administration made us change the project last spring." The agency forced Langson to trim the two-building project's height from 52 to 40 stories, cutting construction costs in the process. Park Towers - Casino owner Steve Wynn has developed some of the most stunning properties on the Las Vegas Strip, from the Mirage and Bellagio to the NEW Wynn Las Vegas. For many years, the Las Vegas Country Club host to the Regency High Rise, was the most prestigious address in the Las Vegas valley. Donald Trump is planning to build a $300 million, 64-story hotel-apartment complex on the Las Vegas Strip. The Trump International Hotel and Tower Las Vegas is UNDER construction and is visible from the freeways as the building is garnished with glistening gold glass windows. The project is a joint venture between Trump and Frontier Hotel-Casino owner Phil Ruffin.
Trump Tower will house more than 1,000 hotel-style units ranging from 636 square feet to 1,057 square feet. Owners can lease their units on a time-share basis through Trump's management company when they are not in residence. There will also be 50 apartments ranging from 3,000 square feet to 10,000 square feet.
The tower will be clad in 24-karat-gold glass and will be among the city's tallest buildings. Trump Tower will be located near the Frontier, just north of the Fashion Show Mall. U.S. Highway 95 and Interstate 15 provide easy access to other locations in the Las Vegas valley. All units come fully furnished. This is a condo-hotel project. The W Hotel and High Rise is coming to Las Vegas!
